GPG will meet with your representative to discuss the master plan for this area, as <br />well as other regional plans that may influence the New Town retail development. <br />GPG will review the existing buildings located in the project area and comment on <br />the possible re -use of these structures for the proposed retail development program. <br />j. GPG will prepare a written summary of the relevant population and demographic <br />characteristics of the trade area. <br />k. GPG will issue a letter of qualitative opinion as to whether or not a retail <br />development is supportable at the proposed location. <br />Step Two: Design Plan Review ($3,500.) <br />GPG shall review the proposed town center master plan for the North East and South East <br />quadrants, developed by Calthorpe Associates, for its urbanism and retail development <br />practicality. This review will comment on the plan's building footprint alignments, parking, <br />landscaping, pedestrian orientation, parks, signage and general street alignment. GPG will <br />make specific recommendations regarding potential modifications to your plan. As a part of <br />this review, GPG shall "Mark -up" your blueprint and prepare plan sketches illustrating the <br />most significant recommendations along with a two to four page report outlining the <br />recommendations. <br />Remuneration <br />Our fee for the services described above is Twenty One Thousand Five Hundred <br />($21,500.)Dollars plus reimbursable expenses for travel, meals, reproduction and overnight <br />delivery. We request that you forward a retainer of Ten Thousand ($10,000.) Dollars for <br />GPG to commence services. This retainer will be deducted from your final invoice for our <br />services. GPG will be available for additional services on a per day rate of Two Thousand <br />Dollars ($2,000.) for principal, One Thousand Two Hundred Fifty ($1,250.) Dollars for <br />director, and Seven Hundred Filly ($750.) Dollars for associate planner. <br />Limits of Scope of Services: <br />The services described in this contract are for qualitative retail and site analysis only and <br />will not be used as the sole basis of development, financing, leasing, design or planning. <br />Actual site, building, parking, utility, grading civil engineering, architectural plans and <br />construction documents are not included within the scope of work of this proposal and are <br />to be completed by others. In addition, the following items are not included in this proposal: <br />a. Environmental reviews or analysis for toxic or contaminated site conditions. <br />b. Civil engineering or design of grading, storm drainage, sewers & roads. <br />c. Building and structural architectural design and engineering. <br />
