Developer will install silt fences to define protection zones and control erosion. <br />2. Developer's grading plan will include swales and infiltration where possible based on <br />the City Engineer advice and approval. <br />3. The grading plan will identify access points for vehicles to prevent driving through <br />protection areas. <br />4. The grading plan will identify stockpiling areas. <br />5. The grading plan will identify an area for concrete truck clean out. <br />6. The Developer will install signage to keep construction vehicles and activity out of <br />protection areas. <br />7. 100% of grading in Phase I will be completed, including revegetation of ponding <br />areas, before any building permits are to be issued for Phase II <br />B. Tree Preservation Plan <br />1. Developer will submit a tree survey that will: <br />a. identify trees 6" or greater diameter in all areas to be disturbed <br />b. identify trees 6" or greater diameter within 50 feet of areas to be disturbed <br />1. Developer will install tree protection fences as determined by City Forester and/or <br />City's consultants. <br />2. Developer will submit a tree replacement plan that includes the grading plan. <br />3. Trees 6" or greater in diameter that are removed will be replaced on a 1:1 caliper inch <br />basis. Street boulevard trees can be used as credit toward this replacement. <br />4. Developer will escrow $225.00 per lot for boulevard trees. <br />C. Open Space Management <br />1. City Forester and/or City's consultants will coordinate with Developer scheduling of <br />vegetation and spoil banks inspection. <br />2. City Forester and/or City's consultants will identify areas to remove vegetation <br />(brush, weeds) in open space. <br />3. City Forester and/or City's consultants will identify spoil banks in open space. <br />4. City staff and/or City's consultants and Developer will negotiate reasonable amount <br />and areas of vegetation removal, including trees, and determine best method of <br />removal. <br />
