•
•
AGENDA ITEM 5 D
STAFF ORIGINATOR: Jeff Smyser
C. C. MEETING DATE: September 13, 1999
TOPIC: -Final Plat Highland Meadows East
VOTE REQUIRED: 3/5
BACKGROUND
The preliminary plat by North Suburban Development, Inc. was approved by the City
Council on July 26, 1999. The total area is 6.43 acres, consisting of six residential lots
and two outlots. Two residential lots have houses already, so the plat actually creates
four new house sites. Future development in the outlots is unknown at this time.
We have the development agreement and the final plat conforms to the approved
preliminary plat. Conditions of approval for the preliminary plat have been met except
for those listed below.
Conditions of Approval
The following conditions of approval should apply:
1. Trees of 8 inch or greater diameter shall be replaced on a 1:1 caliper inch basis on the
development site with trees of species specified by the City Forester.
2. Seed mixtures shall be determined by the City Forester.
3. Existing septic systems shall be abandoned when City utilities are available and
existing homes shall connect to City sewer and water. The wells shall be properly
abandoned unless property owners intend to use them for irrigation.
4. Construction access shall be on 79th St. and shall not be Nancy Drive.
OPTIONS
1. Approve the final plat with the conditions listed.
2. Return to staff with direction.
RECOMMENDATIONS
Option 1 1
