AGENDA ITEM 6 <br />STAFF ORIGINATOR: Mary Kay Wyland <br />DATE: 3/18/98 <br />TOPIC: Pierre Nadeau, 2068 Cedar Street, Minor Subdivision <br />BACKG OUND: <br />Mr. Pete Nadeau is requesting a minor subdivision of the property at 2068 Cedar <br />Street, owned by Warren Solheid. The property in question is located in a Rural <br />Zoning District and indicated as such on the Comprehensive Plan. The request <br />would create the following: <br />Parcel A - a 2.38 acre parcel (exclusive of roadway) containing an existing <br />homestead constructed prior to 1992. (City Ordinance No 93 -18 provides <br />2) Habitable single family homes constructed prior to July 13, 1992 may <br />reduce their lot size to a minimum of one (1) acre if the balance of the <br />property results in a parcel of ten (10) acres, ... This property was <br />constructed in 1977. <br />Parcel B - a 2.09 acre parcel (exclusive of roadway) that is to be added to <br />an existing 10 acre parcel for a total of 12 acres. This parcel would be <br />owned by Mr. Nadeau who currently owns the existing 10 acres. Mr. <br />Nadeau intends to hold this parcel for future development with the 2.09 <br />acre parcel providing the access to the rear 10 acres. <br />In review of this subdivision staff would comment that there are eight (8) <br />adjoining lots, on Cedar and 21st Avenue, that are approximately 2 acres in size <br />with this parcel being the largest homesite. Creation of two lots in this location <br />would blend with the existing character of the neighborhood. We would, <br />however, recommend that these two new parcels be more consistent with the <br />adjoining parcels in lot width, suggesting Parcel be increased in size by <br />approximately 15' to 20'. This would also allow for a future 60' roadway and 145' <br />lots should this property ever. develop into an urban neighborhood with city <br />utilities. <br />
