NOV -03 -98 05:34 PM ZIMMERMAN /VOLK ASSOC INC 908 735 4751 P.06 <br />City of Lino Lakes <br />November 3, 1998 <br />SCHEDULING AND REPORTS <br />Based on verbal authorization during an October 27 telephone conference <br />with client representatives Brian Wessel and Mary Divine, field evaluation <br />has been confirmed for November 12 through 15. The conclusions and <br />recommendations of the study will be provided no later than January 15, <br />1999, and possibly as soon as late December, 1998. <br />The Market Position Analysis will be presented in memorandum form, <br />including tabular supporting data. If required, the study will be compiled <br />into a printed report—within a period up to 60 days from the presentation of <br />the memorandum —for an additional fee of $2,500. Three copies of the study <br />are included in the additional fee. <br />MEI'ETINGS AND ADDITIONAL COSTS <br />No formal meetings are included within this scope of work. A <br />Zimmerman/Volk Associates principal will participate in an informal <br />meeting with the client and its design consultants on November 13. <br />Charrette or meeting participation is $1,500 per diem per principal plus <br />travel expenses. <br />CLIENT OBLIGATIONS <br />The City of Lino Lakes will provide an outline of any development <br />constraints, physical, regulatory, and practical, as well as any other <br />existing data to which it has access that might be relevant to this <br />assignment. <br />The City of Lino Lakes, through a contract with Maxfield Research, will <br />provide current supply -side data and background material for relevant <br />housing in the market area. Information and materials to be provided: <br />• Information on for -sale residential development, by community. <br />— Month and year opened. <br />— Total units planned. <br />— Units sold to date. <br />— Average monthly sales pace. <br />— Lot size by housing type. <br />— Unit sizes by housing type. <br />— Sales prices by housing type. <br />— General buyer profile. <br />— Sales collateral material. <br />— Location or street address. <br />Page 5 <br />ZlMMIlRMP.N /Vltt.I: ASSOCIATIIS, INC. <br />
