West Shadow Lake Drive and 62nd Street have been designated as <br />Minnesota State Aid (MSA) streets and would be eligible for upgrade <br />financing through the state. <br />d. As stated in the letter dated October 21, 1998, the developer will contribute <br />S44,000 towards the dedicated street reconstruction fund for the upgrade of <br />62nd Street. As stated previously, this will help alleviate the traffic burden <br />on Birch Drive. <br />Preliminary Plat. <br />Lot Size. Under R -1X District establishments, minimum lot size shall be no less than <br />12,825 square feet of buildable land. Buildable land is defined as, land area occurring <br />within the property lines of parcel or lot excluding drainage ways, wetlands, water bodies, <br />parklands, easements, road rights -of -way, and slopes in excess of 18 percent. The <br />applicant has proposed lots no less than 14,718 square feet, therefore, the minimum lot <br />size is satisfied. <br />Lot Width. The West Shadow Pond Preliminary Plat indicates that the minimum lot width <br />of 90 feet will be satisfied. <br />Lot Depth. The R -1X District requires a minimum lot depth of 135 feet. The subject <br />development is allowing lot depths of at least 150 feet, thus satisfying the zoning <br />requirements. <br />Setbacks. The required setbacks established in the R -1 X District are 40 feet (front yard), <br />30 feet (rear yard), and 10 feet (side yard). The lots have adequate dimensions to meet <br />required setbacks. Pond and Wetland areas will mandate a significant setback between <br />the proposed building sites and adjoining homes in Colonial Woods. <br />Lot & Block. The applicant has submitted plans to be considered for land subdivision. <br />The Lino Lakes Subdivision Ordinance states that block length shall be no more than <br />1,500 feet and no Tess than 400 feet. The proposed length of Block 1 is 1,362.28 feet, <br />according to the sum of the lot frontages at the street line. With the inclusion of Lot 1, <br />Block 5 the total length may exceed the 1,500 foot limit. However, the wetlands to the east <br />and west mandate the proposed block configuration. <br />Street Design. When the Concept Plan was submitted the proposed extension of West <br />Shadow Lake Road was to end in a cul-de -sac at the south end near 62nd Street.
