AGENDA ITEM 6.A. <br /> • STAFF ORIGINATOR: Paul Bengtson <br /> CC MEETING DATE: December 20, 2010 <br /> TOPIC: Resolution No. 10-116: Approving a Conditional <br /> Use Permit for a Veterinary Hospital at 6511 Ware <br /> Road Suite 140 <br /> BACKGROUND <br /> Brian Hansen has requested a Conditional Use Permit to operate a veterinary <br /> hospital at 6511 Ware Road Suite 140. Rice Creek Animal Hospital will occupy <br /> an approximately 1,400 square foot tenant space within the Spirit Hills shopping <br /> center. The site is zoned General Business and guided by the Comprehensive <br /> Plan for Commercial development. A veterinary hospital is listed as a conditional <br /> use within the General Business zoning district. <br /> CONDITIONAL USE PERMIT REQUIREMENTS <br /> The following requirements are listed within the GB (General Business) district in <br /> • regards to obtaining a Conditional Use Permit and operating a veterinary <br /> hospital: <br /> 14. Veterinary Hospitals provided that: <br /> a. All areas in which animals are confined are located indoors and are <br /> properly soundproofed from adjacent properties. <br /> The applicant has submitted a soundproofing plan that will be <br /> enforced by the building department at time of building permit <br /> and will be monitored for success. <br /> b. Animal carcasses are properly disposed of in a manner not utilizing <br /> on-site garbage facilities or incineration and the carcasses are <br /> properly refrigerated during periods prior to disposal. <br /> The applicant has submitted a disposal plan that will include <br /> temporary holding in a freezer and pick up twice a week by a <br /> reputable animal cremation service. <br /> C. An indoor animal kennel is permitted as a use accessory to the <br /> veterinary hospital provided that: <br /> 1) The number of animals boarded shall not exceed twenty (20). <br /> 2) An indoor exercise area shall be provided to accommodate <br /> the periodic exercising of animals boarded at the kennel. No <br /> outdoor exercising of animals shall be permitted. <br />
