• <br />b. The proposed development application is compatible with present and <br />future land uses of the area. <br />The use proposed is Temporary in nature and therefore it will not <br />cause any long term ramifications to the site or surrounding area. <br />Therefore it is compatible with the present and future land uses of <br />the area. <br />c. The proposed development application conforms to performance <br />standards herein and other applicable City Codes. <br />The general and specific conditions of the Zoning Ordinance, <br />including those proposed with the ordinance amendment, are all <br />being met by the proposed plant. <br />d. Traffic generated by a proposed development application is within the <br />capabilities of the City when: <br />The traffic generated by the proposed Temporary Batch Plant will be <br />focused on the interchange and Interstate 35E. Therefore the <br />capabilities of the city streets will not be exceeded. <br />• 9) The proposed development shall be served with adequate and safe <br />water supply. <br />The site will draw the necessary water from the two large water <br />tanks that will be installed as part of the batch plant <br />improvements. <br />10)The proposed development shall be served with an adequate and safe <br />sanitary sewer system. <br />The site will have temporary sanitary facilities for the workers, <br />with timely pumping of tanks. No permanent system is proposed <br />or necessary. <br />11)The proposed development shall not result in the premature <br />expenditures of City funds on capital improvements necessary to <br />accommodate the proposed development. <br />The city will not need to expend any funds related to this <br />temporary use. The Performance Agreement will outline all <br />reparations that must be completed and hold the property owner <br />and operator liable for said reparations. <br />e. Will not involve uses, activities, processes, materials, equipment and <br />conditions of operation that will be detrimental to any persons, property, or <br />
