h. Circulation and Loading. The site design must accommodate adequate <br /> turning radius and vertical clearance for a semi-trailer truck. Designated loading <br /> areas must be exclusive of off-street parking stalls and drive aisles. A site plan <br /> must be provided to illustrate adequate turning radius, using appropriate <br /> engineering templates. <br /> • Truck circulation is vital to safe and efficient movement on the site. The truck <br /> turning radii submitted on August 30 shows adequate circulation for the Lake <br /> Drive access driveway. <br /> L Parking. <br /> 1) Parking spaces shall be calculated solely based upon the use(s) and the <br /> square footage of the principal building(s). <br /> • The zoning ordinance lists the minimum number of parking stalls for different <br /> uses. The ordinance does have a separate parking requirement for motor <br /> fuel stations but the convenience store must be calculated as retail, which is a <br /> higher requirement. Either way, "parking at fuel pumps shall not be allowed <br /> to satisfy the parking requirements." The <br /> southern area abuts commercial property. <br /> j. Noise. Public address system shall not be audible at any property line. Play of <br /> music or advertisement from the public address system is prohibited. Noise <br /> control shall be required as regulated in Section 3, Subd. 4.J of this Ordinance. <br /> • Because residential property abuts the site, this requirement is an important <br /> consideration. The public address system will be limited to an intercom <br /> system and will not play music or advertising. <br />
