• <br />AGENDA ITEM 6.C.i <br />STAFF ORIGINATOR: Paul Bengtson <br />CC MEETING DATE: March 14, 2005 <br />TOPIC: Resolution Number 05 -27 <br />Final Plat <br />Century Farm North 3rd Addition <br />ACTION REQUIRED: 3/5 vote <br />BACKGROUND <br />The Century Farm North Development Company has requested approval of a residential <br />development called Century Farm North 3rd Addition. The subject property consists of several <br />outlots platted as part of Century Farm North and Century Farm North 2nd Addition. This plat <br />will create a total of 59 lots consisting of 18 single - family residential lots, 34 attached single - <br />family residential lots, and 7 outlots. The 52 residential lots are in line with the phasing plan <br />approved with the preliminary plat. <br />The final plat conforms to the approved preliminary plat layout as approved by the City Council <br />on April 28, 2003. The title commitment and by -laws have been forwarded to the City Attorney <br />for review and are acceptable. The conditions of the preliminary plat have mostly been <br />addressed through the platting process of the 1st and 2nd Additions, and will be enforced in a <br />similar fashion for this addition. Specifically, the townhouse elevations will be held to the same <br />standard developed for the 2nd addition, the height restrictions to protect air space for the air park <br />are in place, and the trails for this portion of the development have already been platted by the <br />2nd addition. The phasing plan was modified during Phase 2 when an existing home was saved <br />and an additional lot was platted for that home. This modification pushed one of the lots <br />originally shown as a part of the 2nd addition into this plat, and subsequent phases will be <br />adjusted accordingly. <br />OPTIONS <br />1. Approve Resolution Number 05 -27 for the final plat of Century Farm North 3rd <br />Addition.. <br />2. Deny Resolution Number 05 -27 for the fmal plat of Century Farm North 3rd Addition. <br />3. Return to staff with direction. <br />RECOMMENDATION <br />Option 1 <br />ATTACHMENTS <br />1. City Engineer's memorandum dated February 4, 2005. <br />2.
