Windier, P.E., on January 10, 2005. <br />Engineering Review Comments: <br />1. Landscape Plan: There are two (2) proposed Pin Oak (PO) Trees located within the stormwater <br />ponding area to the north of Unit/Lot 15 that need to be moved to outside the 904 contour. The 904 <br />contour locates the high water design flood elevation for the 100 year storm event. <br />2. Miscellaneous Issue: It is recommended that the Developer's Agreement include language that <br />defines the City's role in restoring or replacing the various items such as curb and gutter, pavement, <br />turf establishment, tree and shrub replacement and/or sprinkler systems if utility infrastructure <br />repair /maintenance is necessary in the future. <br />Previous Engineering Review Comments: <br />3. Private Street: Reminder that the proposed private street width is 26 feet B -B, while City public <br />requirement is 32 feet B -B (minimum). Also, the cul -de -sac is proposed at 90 feet B -B diameter, <br />while the City requirement is 92 feet B -B (minimum). This private street does not meet public street <br />City requirements. <br />• 4. <br />• <br />Since the City will be requiring utility systems maintenance responsibilities, it is recommended that <br />the City Engineer provide field observation and final acceptance of all utility systems that the City <br />acquires as infrastructure. <br />5. Storm Sewer System Item: (FYI) Ess Bothers manufactures an equivalent R- 3250 -A catch basin with <br />a reduced height (11" vs. 7 "). This will provide more adjustment factor for your proposed catch basin <br />bury depth. <br />6. Testing: The City of Lino Lakes reserves the opportunity to increase (or decrease) compliance <br />testing for materials and construction methods at its sole discretion. <br />7. Permits: Provide the City with preliminary and final approval documents from all permitting <br />governmental agencies such as, but is not limited to, MPCA/MCES (sanitary), MDH (watermain <br />Mn/DNR (dewatering), and other permits as are required. <br />8. Plans and Specifications for Construction must be approved by the City of Lino Lakes Engineer prior <br />to construction commencement. <br />
