Angie's Acres <br />Page 3 <br />Grading and Drainage: Easements are required adjacent to property lines (5 feet side -yard <br />and 10 feet front and rear - yards). An existing retaining wall would be located within the <br />required drainage easement, and an encroachment agreement will need to be completed for this <br />and all existing or proposed encroachments prior to the recordation of the final plat. The City <br />Engineer has completed a thorough review of the submitted plans, and his memorandum is <br />attached at the end of this report. The applicant will be required to satisfy all of those continents <br />prior to recordation. <br />Planning and Zoning Board: The Planning and Zoning Board reviewed this <br />application at the February 9, 2005 regular meeting, and recommended approval subject to the <br />conditions as listed below. <br />OPTIONS. <br />a. Approve Resolution Number 05 -29, for the Preliminary Plat of Angie's Acres <br />subject to conditions. <br />b. Deny Resolution Number 05 -29, for the Preliminary Plat of Angie's Acres. <br />c. Return to staff with direction. <br />RECOMMENDATION <br />Staff recommends approval subject to the following conditions: <br />1. Both lots shall connect to city sanitary sewer and water, assessments for both lots will be <br />recorded with the final plat. <br />2. Issues discussed in the City Engineer review memo must be addressed to his satisfaction. <br />3. Park dedication shall be paid in accordance with city policies. <br />4. The outlot will be combined with the southern property at time of recordation. <br />This review is based on the following plans and information: <br />1.
