Apollo Landing, page 3 <br />•ENVIRONMENTAL BOARD <br />The Environmental Board reviewed this application at the August 31St regular meeting. Their comments are <br />attached and are addressed in the conditions of approval for the project. <br />PLANNING AND ZONING BOARD <br />The Planning and Zoning Board reviewed this application at the September 14, 2005 regular meeting. They <br />unanimously recommended approval subject to the conditions listed below. <br />OPTIONS <br />• <br />• <br />1. Approve the Resolution 05 -143 for the Planned Unit Development — Final Plan for the Hotel at Apollo <br />Landing. <br />2. Deny the project. <br />3. Return to Staff with direction. <br />RECOMMENDATION <br />Staff recommends approval subject to the following conditions: <br />1. The developer is encouraged to use belden brick, jewel blend for the entire base of the building. as is <br />currently called out as an alternate on the elevation. <br />2. The vinyl fence for the project must meet the minimum city standards. <br />3. 20 additional parking spaces will need to be built within the subdivision to provide the minimum <br />number of parking spaces for the proposed use. <br />4. Infiltration ponds must include city native seed mix, supplemented with potted plants. <br />5. A three year management contract with an experienced native plant establishment and maintenance <br />company must be established. <br />6. All sodded and landscaped areas must be irrigated, with the exception of the trees located in the <br />perimeter landscape planters. <br />7. Mulch for landscaped areas must be wood chip, non - planted areas may continue to use rock mulch. <br />8. Substitute Red or Autumn Blaze maples for all Norway maples on the landscape plan. <br />9. A revised landscape plan depicting all of the required changes in landscaping must be approved by <br />city staff prior to the issuance of building permits for the site. <br />ATTACHMENTS <br />1.
