Operation and maintenance agreements for the site, including provisions for stormwater facilities, must be submitted for review by city staff prior to the issuance of building permits. 7. The applicant shall provide a bicycle parking area sufficient in size to accommodate a minimum of fifteen bicycles. The type of fixture provided and the location of this parking area must be reviewed and approved by staff prior to the issuance of building permits for the site. 8. The trash enclosure shall be attached to the main building, shall be constructed of materials consistent to that of the main building, and should be appropriately screened with landscaping. 9. All ground mounted utility equipment shall be completely screened from view with appropriate landscaping materials. 10. All roof mounted equipment shall be completely screened from view. This screening shall be constructed of materials consistent with those used for the main building. 11. Pedestrian walkways through parking areas shall be indicated by a change in paving material and shall include shade trees placed 25 feet on center. 12. The concrete panels shall include a horizontal detail as well as vertical detail. 13. The base of the structure clad with the metal siding product shall consist of a stronger material per Town Center guidelines. 14. Additional depth shall be added to the cap element of the structure clad with brick to create more definition per Town Center Guidelines. 15. The future gymnasium, natatorium, and multipurpose room shown on the floor plan shall be approved administratively if the elevations and materials are consistent with the rest of the structure. 16. The shrubbery provided on the north side of the north parking lot must be salt - tolerant, provide a year round screen measuring a minimum of 2 feet high at time of planting and a minimum of 4 feet high at maturity.
