pedestrian Circulation <br />Minimal sidewalks are provided within the site due to the use of paving adjacent to many of the building's <br />doors. The exception is the access from the parking areas to the main entrance. <br />Lighting <br />The photometric lighting plan submitted is in conformance with the standards of the zoning ordinance; <br />however, the fixtures included do not meet city standards for shoebox, downcast lighting. All signage will be reviewed at time of building permit and will be required to meet <br />the requirements of the signage ordinance. <br />Trash / Mechanical Equipment <br />The trash enclosure location has been revised to attach it to the north side of the building which will minimize <br />it's visibility from other properties or the right of way. Staff has included a condition requiring the materials <br />used for construction to be similar to the main building. <br />Engineering <br />The City Engineer has thoroughly reviewed the submitted plans and his comments are attached in memorandum <br />form. A condition of this approval will require compliance with these comments. <br />The Rice Creek Watershed District has completed a review of the overall industrial park; as well as issued a <br />CAPROC (Conditional Approval Pending Receipt of Changes) for the Pomp's Tire facility. <br />Enivornmental Board <br />At the November 30, 2005 regular meeting the Board recommended approval of the project. The memorandum <br />of their recommendations is attached to the staff report. Some of the issues were addressed with the revised <br />plans submitted on January 5, 2006; others are included as conditions of approval below. Specifically, the <br />•andscape material changes recommended by the Board need to be addressed prior to the issuance of building <br />permits. <br />
