• The site is guided and zoned for industrial use. The proposed activity will not <br /> increase demands on utilities or roadways. Stormwater will be managed <br /> according to City standards. No City capital improvements are needed. No <br /> natural features will be affected. <br /> b. The proposed development application is compatible with present and future land <br /> uses of the area. <br /> • The site is guided and zoned for industrial use. <br /> c. The proposed development application conforms to performance standards herein and <br /> other applicable City Codes. <br /> • The proposed screening plan conforms to the screening requirements of the <br /> ordinance. <br /> d.
