CITY OF LINO LAKES <br />RESOLUTION NO. 14-105 <br />RESOLUTION APPROVING THE FINAL PLAT <br />FOR NORTHPOINTE 2ND ADDITION <br />WHEREAS, the City has received an application for Final Plat approval for NorthPointe <br />2nd Addition hereafter referred to as "Development"; and <br />WHEREAS, City staff has completed a review of the proposed "Development" based on <br />the revised plan set dated September 10, 2014 and prepared by Carlson McCain; and <br />WHEREAS, a public hearing was held before the Planning & Zoning Board on <br />December 11, 2013 and continued to the February 12, 2014 meeting and the Board <br />recommended approval of the PUD Development Stage Plan/Preliminary Plat; and <br />WHEREAS, the City Council approved the rezoning from R, Rural to PUD, Planned <br />Unit Development with Ordinance 02-14 and the PUD Development Stage <br />Plan/Preliminary Plat with Resolution 14-21; and <br />WHEREAS, Planning & Zoning Board reviewed and recommended approval of the <br />Final Plat at the September 10, 2014 meeting; and <br />WHEREAS, the proposed development is not considered premature and meets the <br />performance standards of the subdivision and zoning ordinance; and <br />WHEREAS, the final plat substantially conforms to the preliminary plat and phasing <br />plan. A slight modification from the preliminary plat is the extension of the Butternut <br />Street right-of-way to the westerly boundary of Outlot C. The width of Lot 1, Block 2 <br />will also be slightly increased. <br />NOW, THEREFORE BE IT RESOLVED by the City Council of the City of Lino <br />Lakes hereby approves the Final Plat for NorthPointe 211d Addition, subject to the <br />following conditions: <br />1. Outlots A and C of the NorthPointe 2nd Addition shall be deeded to the City. <br />a. The developer shall prepare the deeds for Outlot A and C and submit to <br />the City for review and approval. <br />2. A Development Contract shall be drafted by the City, executed by the City and <br />the developer and recorded by the developer. <br />3. One full size copy of the revised final plat shall be submitted to the City. <br />4. One electronic copy of the revised final plat shall be submitted to the City. <br />5. One CAD file of the revised final plat shall be submitted to the City. <br />6. A revised Excel spreadsheet lot summary for blocks, lots and outlots shall be <br />submitted. <br />7. The final plat and related documents for NorthPointe shall be recorded prior to <br />1 <br />
