• <br />• <br />• <br />3) Illumination. Maximum site illumination shall not exceed four - tenths (.4) foot <br />candle at ground level when measured at any boundary line with an adjoining <br />residential property or any public property. <br />The maximum foot candle at the east property lines appear to exceed the 0.4 <br />foot candle maximum and revised lighting plans indicating the property line <br />after right of way dedication will need to address this issue. <br />4) Access. Vehicular access points shall create a minimum of conflict with through <br />traffic movement and shall comply with Section 3, Subd. 5 of this Ordinance. <br />The access points were designed in conjunction with the Lake Drive /Town <br />Center Parkway improvement plans and therefore will not cause any <br />circulation issues or traffic movement issues. <br />h. Circulation and Loading. The site design must accommodate adequate turning radius <br />and vertical clearance for a semi - trailer truck. Designated loading areas must be <br />exclusive of off - street parking stalls and drive aisles. A site plan must be provided to <br />illustrate adequate turning radius, using appropriate engineering templates. <br />The radius for the access points and within the site will provide adequate <br />turning movements for semi - trailer trucks. <br />i. This is based on the assumption of <br />four employees on the maximum shift, which could fluctuate. Additionally, the <br />vacuum station on the west side of the building will likely limit the regular use of <br />those two spaces by typical patrons. <br />2) Parking spaces shall be screened from abutting residential properties in <br />compliance with Section 3, Subd. 4.Q of this Ordinance. <br />The site is not adjacent to any residential zoning districts. <br />
