No.: 13810.001 <br />Date: March 2, 2007 Routing: <br />The following review is based on these submittals: <br />1. Holiday Stationstore Site, Grading, Utility, and Erosion Control Plans submitted by Insites, received <br />by the City of Lino Lakes February 28, 2007. <br />2. Holiday Stationstore Preliminary Plat received by the City of Lino Lakes February 9, 2007. <br />There are no significant issues with the project to be addressed prior to preliminary plat approval. <br />This plat contains two lots, however the site plan review only applies to Lot 1. Drainage computations for <br />• ponds do cover both Lot 1 and Lot 2. A site plan review will be needed for Lot 2 when that lot is developed. <br />Items to be addressed prior to final approval: <br />1. A maintenance agreement with the City shall be approved for pond and storm sewer maintenance. <br />2. City code requires that all areas used for fueling be drained into an oil -water separator. This needs to <br />be shown on the plans. A copy of a maintenance contract should also be provided. <br />3. The city project will provide utility stubs to both lots. Site Utility Plans shall conform to city design. <br />4. SAC /WAC determination will be performed by the City. Fees shall be paid before a building permit <br />is issued. <br />5. A copy of Mn/DOT and Anoka County permits must be submitted prior to approval. <br />6. Plans must reference city standards and details for any work to be completed in right of way. <br />7.
