STAFF ORIGINATOR: Paul Bengtson CC MEETING DATE: April 23, 1007 TOPIC: Cox Estates Ordinance No. 05 -07 - Rezone From Rural to R -1 Resolution No. 07 -58 - Preliminary Plat and Allocation of 1.5 Acres of MUSA Reserve BACKGROUND Brennan Cox has requested approval of the Cox Estates plat. Much like Hailey Manor, Cavegn Estates, and Golden Acres previously, this project involves the redevelopment of an existing residential lot in the Mar Don Acres neighborhood into two residential lots. The existing dwelling will remain on lot 2. The final plat for the project will be scheduled for the May 14th meeting along with the development agreement and 2nd reading of the rezoning. ANALYSIS The following is a summary of the proposal: Site Area 1.56 acres Total Lots 2 Gross Density 1.28 units /acre Net Density 1.28 units /acre Comprehensive Plan, Land Use and Zoning: The table below identifies the existing land use and zoning as well as guided land uses for the area. That is, the properties were not to receive MUSA until rezoned and platted.
