• <br />• <br />AGENDA ITEM 6.E. <br />STAFF ORIGINATOR: Paul Bengtson <br />CC MEETING DATE: April 11, 2007 <br />TOPIC: Resoultion No. 07 -64 <br />Final Plat <br />Holiday Stationstores <br />BACKGROUND <br />Holiday Companies has applied for a final plat for their property at 7509 Lake Drive. Located <br />on the southwest quadrant of Interstate 35W and Lake Drive, the final plat depicts a two lot <br />commercial subdivision. <br />ANALYSIS <br />The final plat generally conforms to the Preliminary Plat which was approved by the City <br />Council on March 12th with Resolution 07 -41. The city attorney has reviewed and approved the <br />title commitments, final plat, and the shared driveway easement documents. <br />The conditions of approval from Resolution 07 -41 specific to the preliminary plat are as follows: <br />1. The final plat must convey the appropriate drainage and utility easements and deed right <br />of access to Anoka County along Lake Drive. <br />2. A cross access easements must be provided for the driveway shared by both lots. <br />The final plat as submitted appears to address both of these items, though the right of access on <br />Lake Drive will need to be slightly revised so it appears along the new right of way line. This <br />will be accomplished prior to the final plat mylars being signed by the city. <br />A performance agreement will be completed with the construction of the new building on the <br />site, therefore no development agreement is accompanying this item. <br />RECOMMENDATION <br />Staff recommends adoption of Resoultion No. 07 -64, approving the final plat. <br />ATTACHMENTS <br />1.
