• Council Member Reinert introduced the following resolution and <br />moved its adoption: <br />• <br />• <br />CITY OF LINO LAKES <br />COUNTY OF ANOKA <br />RESOLUTION NO. 07-165 <br />RESOLUTION APPROVING AN EXTENSION FOR THE SUBMITTAL OF THE <br />FINAL PLAT FOR CENTURY FARM NORTH 5TH ADDITION <br />WHEREAS, the Lino Lakes City Council makes the following findings: <br />1. Ordinance No. 04 -03 regulates subdivision and platting in Lino Lakes. <br />2. Ordinance No. 24 -04, the growth management ordinance, requires phasing plans for <br />new residential developments. <br />3. The preliminary plat approval of Century Farm North, Resolution No. 03 -60, <br />included a phasing plan for final platting a specified number of units each year. <br />4. The phasing plan also specified numbers of acres of Metropolitan Urban Service Area <br />(MUSA) reserve that would be granted to each annual phase. <br />5. Section 1005 -1 of Ordinance No. 04 -03 states that the final plat applications for <br />subsequent phases, as described by the approved phasing plan, shall be submitted <br />within one year of approval of the final plat for the previous phase. An extension <br />may be requested in writing for City Council approval. <br />6. Section 1005 -1 of Ordinance No. 04 -03 also states that if the developer is unable to <br />fulfill the schedule of the approved phasing plan, the City Council may consider <br />allocating to a different development project the MUSA that was committed to the <br />next phase of the plat. <br />7. The housing market has slowed such that ample approved inventory exists in Lino <br />Lakes. <br />8. There is no shortage of acres available for the Lino Lakes MUSA reserve available <br />for 2007, and no demand for the acreage allocated by Resolution No. 03 -60 to <br />Century Farm North 5th Addition. <br />
