WHEREAS, a land use application for PUD Final Plan/Final Plat for Century Farm North 6th <br />Addition shall be required and at such time, the developer shall enter into a Development <br />Contract and other documents as the City deems necessary. <br />NOW, THEREFORE BE IT RESOLVED by The City Council of The City of Lino Lakes <br />hereby approves the amendment to the PUD Development Stage Plan/Preliminary Plat for <br />Century Farm North, subject to the following conditions being met prior to approval of the PUD <br />Final Plan/Final Plat: <br />1. All comments from City Engineer letters dated May 7, 2014 and May 9, 2014 shall be <br />addressed. <br />2. All comments from Environmental Coordinator letter dated April 1, 2014 shall be <br />addressed. <br />3. All comments from Anoka County Highway Department letter April 21, 2014 shall be <br />addressed except for the relocation of the driveway. <br />4. Approval from Rice Creek Watershed District shall be required at the time of recording <br />the final plat. <br />5. A summary table created in Microsoft Excel by lot and block and outlots of lot sizes <br />(gross, unbuildable and net area) and setbacks (front, rear and side) shall be required. <br />6. The original approved PUD Preliminary Plat for Century Farm North shall be <br />incorporated into the plan set. <br />7. Drainage and utility easements shall be dedicated over stormwater drainage areas <br />including Outlot B. <br />8. Conservation easement documents and exhibits shall be drafted by the developer, <br />approved by RCWD and the City and recorded by the developer. <br />9. Conservation easements shall be dedicated over wetland buffer areas as required by Rice <br />Creek Watershed District. <br />10. Conservation easement language shall include allowance for construction of trails, parks, <br />storm water management facilities, retaining walls, etc. <br />11. Outlots A and B shall be deeded to the City at the time of recording the final plat. <br />12. The developer shall draft the deeds for Outlot A and B. <br />13. A condition of the final plat for Century Farm North 6th Addition will be if the house <br />located at 7880 Sunset Avenue were ever to be removed, demolished or lose its legal <br />non -conforming status, the driveway will be required to be relocated off of Sunset <br />Avenue to Robinson Drive. <br />14. The final plat for Century Farm North 6th Addition will require right of access dedicated <br />to Anoka County. <br />15. The applicant shall provide documentation from RCWD approving the variance from the <br />25 -foot buffer requirements. <br />16. A separate plan sheet indicating the wetland boundary, wetland buffer and conservation <br />easement and location of wetland buffer signs shall be included in the plan set. <br />17. The house located at 7880 Sunset Avenue shall immediately hook up to municipal water <br />and sanitary services when available. <br />18. The existing well located at 7880 Sunset Avenue shall be properly abandoned per state <br />and local regulations. <br />19. The existing septic drain field located at 7880 Sunset Avenue shall be properly removed <br />per state and local regulations. <br />20. Sheet CO, Title Sheet: <br />2 <br />
