• 88 unit multi -family <br />• 315 TOTAL UNITS <br />The Land Use Application is for the following: <br />• PUD Final Plan/Final Plat for NorthPointe <br />The Planning & Zoning Board Staff Report dated May 14, 2014 precedes this report and is based <br />on the following studies and plan sets received by the City on April 28, 2014: <br />• Revised PUD Development Stage Plan/Preliminary Plat revision date April 28, 2014 <br />prepared by Carlson McCain <br />• Grading, Development & Erosion Control Plans revision date April 28, 2014 prepared by <br />Carlson McCain <br />• Sanitary Sewer, Watermain, Storm Sewer and Street Reconstruction Plans revision date <br />April 24, 2014 prepared by Carlson McCain <br />• Traffic Noise Assessment dated April 25, 2014 prepared by David Braslau Associates, <br />Inc. <br />In March 2014, the City Council approved the rezoning from R, Rural to PUD, Planned Unit <br />Development with Ordinance 02-14 and the PUD Development Stage Plan/Preliminary Plat with <br />Resolution 14-21. <br />The Planning & Zoning Board reviewed and recommended approval of the PUD Final Plan/Final <br />Plat at the May 14, 2014 meeting. <br />Analysis <br />Conformity with the Comprehensive Plan and Zoning Code <br />The PUD Final Plan/Final Plat has been reviewed for compliance with the comprehensive plan, <br />zoning and subdivision ordinance. The proposed development is not considered premature and <br />meets the performance standards of the subdivision and zoning ordinance. Resolution 14-21 <br />approved the PUD Development Stage Plan/Preliminary Plat with conditions required prior to <br />approval of the PUD Final Plan/Final Plat. The conditions have been satisfied unless otherwise <br />noted in this report. The final plat is consistent with the preliminary plat. <br />Blocks and Lots <br />The final plat for Phase I, NorthPointe creates 21 new lots and 1 lot with an existing home at <br />2162 Cedar Street for a total of 22 lots. Outlots A through D are also being created for future <br />development, stormwater management and wetland protection areas. <br />2 <br />
