• <br />• <br />Marshan Townhomes 2nd Addn. <br />page 4 <br />The following table summarizes project design elements: <br />Buildings, Units: The layout of the project underwent significant redesign after the <br />July meeting. Based on the direction from the P & Z, the three -unit building now is on <br />the north side of the project site and all units front on private access drives. The proposal <br />still includes eleven buildings. Ten buildings are twin homes, the other is a three -unit. <br />They are all two -story structures. Each unit includes 1633 sf. The garages are similar in <br />size to other recently approved PUD projects. <br />The P & Z directed the applicant to provide guest parking, even if it means the project <br />won't meet the open space or impervious surface requirements. The guest parking now is <br />included. A PUD does allow flexibility for design. <br />The zoning ordinance requirements are as follows (Sec.3, Subd. 4.B.2.b.4)): <br />Exterior Building Finish: The exterior of townhome dwelling units shall include a <br />variation in building materials which are to be distributed throughout the building <br />facades and coordinated into the architectural design of the structure to create an <br />architecturally balanced appearance.
