Planning & Zoning Board <br />October 8, 2014 <br />Page 6 <br />Mr. Packer commented on the potential for a commercial component within the <br />development. Mattamy consulted several local realtors and was informed that this <br />location would have poor commercial development potential in comparison to the other <br />adjacent properties. Overall, commercial market analysis dictates that inclusion of a <br />commercial component is not feasible. Their current plan includes townhomes in the <br />area that had been designated commercial under the previous developer. Mattamy <br />believes that townhomes will be a better fit for this community and that the demand for <br />townhomes is high. The townhomes will be priced between $180,0004240,000 and in <br />the Blaine development Mattamy sells an average of 4 per month. Mr. Packer indicated <br />that the phasing plan will start from the center of the development and work outwards, so <br />if there was a commercial component it would be during a later phase of the <br />development. <br />Staff requested feedback from board on varying lot widths. The board did not have any <br />objections to the lot sizes and approved of the variety. <br />D. PUBLIC HEARING to consider Amending the City's Zoning Ordinance by re - <br />codifying consistent with the Lino Lakes City Code. No substantive changes to <br />the ordinance will be made. <br />Celeste McDermott, Community Development Intern, presented the staff report. <br />Chair Tralle opened the Public Hearing at 8:55 p.m. <br />There was no one present to speak for the Public Hearing. <br />Mr. Hyden made a MOTION to close Public Hearing at 8:55 p.m. Motion was supported <br />by Mr. Laden. Motion carried 5-0. <br />Mr. Masonick made a MOTION to recommend approval of the Amendment to the City's <br />Zoning Ordinance. <br />Motion was supported by Mr. Hyden. Motion carried 5 - 0. (Mr. Tralle abstained.) <br />6. DISCUSSION ITEMS <br />A. Proiect Updates <br />Katie Larsen, City Planner, provided an update of current city projects. <br />7. ADJOURNMENT <br />Mr. Laden made a MOTION to adjourn the meeting at 9:01 p.m. Motion was supported <br />by Mr. Hyden. Motion carried 5 - 0. <br />DRAFT MINUTES <br />
