Max. if <br />Commercial <br />ROW line <br />curb <br />8. Emergency Vehicle Access. <br />a. Access drives to principal structures which traverse wooded, steep or open <br />field areas shall be constructed and maintained to a width and base material depth sufficient to <br />support access by emergency vehicles. All access drives (driveways) shall comply with the <br />following standards: <br />DRIVEWAY/ACCESS STANDARDS <br />Single Family Detached Uses <br />Commercial Uses <br />Maximum <br />Slope <br />Ten (10) foot vertical rise in one <br />hundred (100) horizontal feet. <br />Eight (8) feet rise in one hundred <br />(100) horizontal. <br />Minimum <br />Width <br />Ten (10) foot wide driveway <br />base. Vegetation should be <br />cleared to eight (8) feet on each <br />side of driveway centerline <br />from the roadway to the front <br />property line. <br />Twenty (20) feet driveway base <br />or as approved by community <br />engineer. <br />b. All lots or parcels shall have direct, adequate, physical access for emergency <br />vehicles along the frontage of the lot or parcel from either an existing dedicated public roadway <br />or an approved private roadway. <br />3-53 <br />
