1 <br />1 <br />FINDINGS OF FACT <br />LONG CUL -DE -SAC, OAK BROOK PENINSULA <br />The City Council of Lino Lakes hereby finds that a variance <br />permitting a 1500 foot extension of the cul -de -sac known as Otter <br />Lake Drive is needed as: <br />1. The land known as Oak Brook Peninsula could not be put to <br />a reasonable use without extension of the road. <br />2. The site of the land is such that access from any other <br />point of highland are not possible because of wetland <br />impact. <br />3. No other reasonable use of the property exists other than <br />low density single - family residential development. <br />4. The land owner will be required to build to all city <br />standards and all improvements will meet city standards. <br />5. The extension of the street will permit the construction <br />of high value dwellings ($500,000 and up) and will not <br />devalue the neighborhood. <br />6. The development of the area will be consistent with the <br />city's comprehensive plan and will not include <br />development at lesser standards than outlined in the city <br />code. <br />087 <br />
