As a result of identification of protected wetlands on the
property, the land could not be put to reasonable use under
conditions allowed by official controls.
2. The plight of the land is caused by approval of adjacent
subdivisions in the area and the existence of certain
wetlands both on and adjacent to the site.
3. No reasonable use other than single- family development
exists for the property; the land is within the Metropolitan
Urban Service Area boundary.
4. No special privilege is granted to the applicant as
variances in similar situations have been granted to other
landowners.
5. The single - family development will be consistent with
adjacent neighborhoods.
6. The landowner submitted an application in accordance with
the requirements of this ordinance and proper procedure was
followed in its consideration.
PUBLIC HEARING, VACATION OF EASEMENTS, WOODRIDGE ESTATES,
RESOLUTION NO. 60 - 91
Mr. Schneider explained that there is a 20 foot easement on the
south property line of Lot 1, Block 3, Woodridge Estates.
