Site Fit Plan <br />The building is located in the southwest <br />corner of the site due to street access and the <br />surrounding neighborhoods. This site has the <br />largest amount of buildable area of the three <br />options with 22.99 acres. This site would <br />allow for future city buildings to be built as <br />one campus. As the western half of the site is <br />covered by trees, a moderate amount of trees <br />will need to be removed to allow for not only <br />the positioning of the building, drives, and road <br />but also for visibility of the building from Birch <br />Street. <br />Access directly on to Birch Street in the middle <br />of the site is not an option again due to minimum <br />spacing requirements however there is a future <br />road slated across the southern portion of the <br />site to connect Pheasant Hills Drive with White <br />Oak Road on the south side of Birch Street. <br />This future road will allow direct access that <br />then feeds onto Birch Street at the White Oak <br />Road access. The paved shoulders on Birch <br />Street are wide enough to accommodate turn <br />lanes with re -striping. <br />The site is bordered by neighborhoods on the <br />north and east sides which has the potential <br />to cause neighborhood resistance and noise <br />issues, thus the southwest location of the <br />building is the most ideal to help keep these <br />issues to a minimum by using the remainder of <br />the site as a buffer.
