(a) Minimum Lot Area Per Unit. The lot area per unit requirement for single family, <br />two family, and multiple family residential dwellings shall conform to the applicable zoning <br />district provisions in which the dwelling is located. <br />(b) Buildable Area. <br />1. Within zoning districts with a minimum lot size requirement of less than ten (10) <br />acres, the required minimum lot area shall be buildable land, as defined by this ordinance and <br />exclusive of utility transmission easements. <br />2. Within zoning districts with a minimum lot size requirement of ten (10) acres or <br />more, a minimum of twenty (20) percent of the lot area must be contiguous buildable land, as <br />defined by this ordinance. <br />(4) Building Placement and Multiple Structures. <br />(a) Street Obstructions. All buildings shall be so placed so that they will not obstruct <br />future streets which may be constructed by the City in conformity with existing streets and <br />according to the system and standards employed by the City. <br />(b) Principal Buildings. Except in an approved planned unit development that <br />specifically allows it, as provided for in § 1007.024 of this Ordinance, not more than one (1) <br />principal building shall be located on a lot. The words "principal building" shall be given their <br />common, ordinary meaning as defined in § 1007.001 this Ordinance. <br />(5) Yards, and Setbacks. <br />(a) Setbacks. <br />1. No setback, yard or other open space shall be reduced in area or dimension so as <br />to make such setback, yard or other open space less than the minimum required by this <br />Ordinance, and if the existing setback, yard or other open space as existing is less than the <br />minimum required, it shall not be further reduced. <br />2. Front Setbacks. Where principal buildings on adjoining lots existed at the time <br />of adoption of this Ordinance have a lesser setback from that required, the required front yard <br />setback of a new structure shall not be less than the average front yard of the adjacent buildings <br />on each side lot for four hundred (400) feet and in no case shall be less than twenty (20) feet. <br />3. Corner Lots. On corner lots, nothing shall be placed or allowed to grow in such <br />a manner as materially to impede vision between a height of two and one-half (2-1/2) and ten <br />(10) feet above the centerline grades of the intersecting streets within fifteen (15) feet of the <br />intersecting street right-of-way lines. This restriction shall also apply to the planting of crops and <br />to yard grades that result in elevations that impede vision within fifteen (15) feet of any <br />intersecting street right-of-way lines. <br />3-5 <br />
