exists to the south. The property to the west across CSAH 23 is zoned NB, <br />Neighborhood Business and is guided for commercial use. Currently, 2 (two) single <br />family homes exist west of the highway. <br />5. The proposed use conforms with all performance standards contained herein. <br />A Site Plan Review has been completed and the proposed facility meets zoning <br />performance standards in regards to lot size, width and length as well as landscaping <br />and parking with the approved conditional use permit. <br />6. The proposed use can be accommodated with existing public services and will not <br />overburden the City's service capacity. <br />The site is served by a 12 " ductile iron watermain located along CSAH 23 and a 10" <br />sanitary sewer line located along 77th Street. Both public utilities can accommodate <br />the demands of the facility. <br />7. Traffic generation by the proposed use is within capabilities of streets serving the <br />property. <br />CSAH 23 is an "A" minor arterial reliever road. 77th Street and Market Place Drive <br />are local roads. The main entrance to the site is from CSAH 23 to Market Place <br />Drive which is a signalized intersection capable of handling traffic to and from the <br />development. A secondary driveway access is provided off of 77th Street; however, <br />the right in -right only onto 77th Street from CSAR 23 will limit traffic use on 77th <br />Street. Minimal traffic will be generated from the 4-8 staffpersons, visitors and one <br />time per week deliveries. <br />Section 2 <br />The Zoning Ordinance of the City of Lino Lakes is hereby amended to rezone the <br />following described property from GB, General Business to R-4, High Density <br />Residential: <br />Parcel A: <br />That part of the South Half of the Southeast Quarter of Section 8, Township 31, Range <br />22, Anoka County, Minnesota described as follows: Beginning at a point on the North <br />line of said South Half of the Southeast Quarter distant 1587.48 feet West of the <br />Northeast corner thereof; thence South at right angles a distance of 201 feet; thence West <br />parallel with the North line of said South Half of the Southeast Quarter and to the <br />Easterly right-of-way line of State Trunk Highway No. 8; thence Northeasterly on said <br />Easterly right-of-way line to its intersection with the North line of said South Half of the <br />Southeast Quarter; thence East on said North line of the point of beginning. <br />2 <br />
