Public Land Dedication <br />The City shall require cash in lieu of land dedication. The trail shall be constructed in Phase One <br />and the costs will be deducted from the park dedication fees. <br />Saddle Club First Addition -Phase One <br />28 lots x $2,500 = <br />$70,000 <br />Trail Construction Costs = <br />($50,440) <br />Cash = <br />$19,560 <br />Final plat of Saddle Club Second Addition -Phase Two shall require cash in lieu of land <br />dedication for 27 lots at the Council approved park dedication fee per lot. <br />Transportation Plan <br />By-pass Lane on Birch Street <br />The City will coordinate with Anoka County regarding the construction of a by-pass lane on <br />Birch Street. The City will design and bid the by-pass lane and the County and developer will <br />finance. Construction will occur in 2015 which will coincide with home construction. <br />Old Birch Street <br />A cul de sac on the north end of Old Birch Street will be constructed in conjunction with the by- <br />pass lane project on Birch Street and will be financed by the developer. <br />The east -west section of Old Birch Street will be designed, reconstructed and financed by the <br />developer. <br />The north -south section of Old Birch Street will be designed and reconstructed by the City in <br />conjunction with the by-pass lane on Birch Street. The City will finance this section through the <br />annual pavement management plan. <br />Future Fox Road and Public Utilities Connection <br />The City and developer continue to work with the Comcast property owner to obtain land or <br />easement in order to extend Fox Road and public utilities to Foxborough. The City Attorney has <br />been working with Comcast's attorney on a license agreement for temporary access to complete <br />a wetland delineation on the southern portion of the property. This wetland delineation is <br />necessary to determine the best alignment of the future road connection. <br />This connection to Fox Road shall be required for Phase Two development. <br />3 <br />
