COUNCIL MINUTES FEBRUARY 23, 1998 <br />2. The exterior is designed to match the existing structure in texture, type and color. <br />3. No additional signage is proposed. <br />4. Trash handling areas are to remain as shown on the original plan. <br />5. Parking expansion is proposed and will accommodate the proposed addition with <br />a total of 127 parking spaces proposed. City Code requires approximately 96 <br />spaces. Handicapped parking shall be provided according to the ADA Rules and <br />Regulations. <br />6. No additional landscaping is proposed or required for this construction. <br />7. Grading and drainage plans are subject to the review and approval of the City <br />Engineer. <br />The Planning & Zoning Board reviewed this request at its February 11, 1998 meeting, <br />and recommended approval with the following conditions: <br />1. Property building permits are obtained prior to construction. <br />2. Utility, grading and drainage plans are reviewed and approved by the City <br />Engineer. <br />3. The CPTED Officer review the building plans prior to issuance of any building <br />permits. <br />4. Handicapped parking shall be in accordance with ADA rules. <br />5. All rooftop heating and ventilating units are screened to blend with the existing <br />rooftop. <br />Mr. Wessel pointed out that Nol-Tec is representative of the type of business desired for the <br />Apollo Business Park. <br />Council Member Lyden expressed concern regarding drainage in light of the considerable <br />amount of proposed paved surface. Ms. Wyland indicated that the requirement is for 10% green <br />space. This requirement will be met. Mr. Wessel added that a storm drainage ditch exists which <br />will accommodate the area. <br />Mayor Sullivan asked if a process is in place to verify that the CPTED officer has reviewed and <br />approved the building plans. Ms. Wyland explained that prior to issuance of the building permits <br />Staff reviews the conditions to assure that they have been met. <br />Council Member Bergeson moved to approve the site plan review for Nol-Tec Systems, <br />contingent upon compliance with the conditions presented. Council Member Neal seconded the <br />motion.
