Light Industrial <br />Density Residential <br />and Commercial <br />It is important to understand the difference between Zoning, Current Land Use and <br />Future Land Use designations. Zoning is the legal official control and regulates use and <br />dimensional characteristics such as setbacks, height, etc. Current Land Use and Future <br />Land Use are planning tools used for comprehensive planning. Current Land Use <br />describes how the property is being used today. Future Land Use describes how the <br />property will be used in the future. Even if the parcels were <br />combined, it would not meet the minimum 10 acre lot size requirement for R, Rural. <br />Several of the parcels along this stretch of Lake Drive have been subdivided to 100 foot <br />wide lots which are more consistent with R-1 zoning than Rural. Zoning the parcels to R, <br />Rural would create substandard lots in terms of lot size and width. <br />Comprehensive Plan <br />Per the City's Comprehensive Plan, the parcels are guided Low Density Sewered <br />Residential and are within the IA: 2008-2015 utility staging area. The watermain and <br />sanitary sewer systems in this staging area have capacity to accommodate development <br />along this stretch of Lake Drive. Watermain and sanitary sewer are stubbed to Lake <br />Drive to the north at Ivy Ridge Lane and to the south at 2nd Avenue and could be <br />extended along Lake Drive to service the properties. <br />Rezoning to R, Rural would not be consistent with the Comprehensive Plan for low <br />density sewered development. Low density sewered development requires 1.6 to 3.9 units <br />per acre and urban reserve (rural) requires 1 unit per 10 acres. <br />al <br />
