He <br />2 also recommended staff formally undertake a conservation development process with the <br />3 developer of Fox Den. <br />4 <br />5 Public Services Director DeGardner advised the final draft of the plan would be <br />6 distributed in the next few weeks. The plan would then be put on a future Council agenda <br />7 for approval. <br />8 <br />9 The majority of the Council agreed staff should discuss the possibility of conservation <br />10 development with the developer of Fox Den understanding there are other issues <br />11 associated with the project such as traffic. <br />12 <br />13 MASTER PLANNING PROCESS, EAST LINO LAKES AND HODGSON <br />14 RD./CTY RD. J, MARY DIVINE <br />15 <br />16 Economic Development Assistant Divine advised two master planning efforts are getting <br />17 underway in Lino Lakes. The City Council directed staff to consider options for <br />18 improving the Hodgson Road/County Road J intersection area. Staff has asked <br />19 Landform, a firm with a broad range of abilities in planning and design, engineering and <br />20 architecture, to begin working on a master plan of the County Road J/Hodgson Road area. <br />21 The City has worked with Carolyn Krall of Landform in the past on the downtown <br />22 development. <br />• 23 <br />24 Economic Development Assistant Divine advised the developer of the "Benchmark" site <br />25 on 35E also hired Landform to develop an action plan and lead the public visioning <br />26 process for master planning that site. Because Landform group has a good reputation and <br />27 staff has been pleased with its past work with the City, staff considers this an excellent <br />28 choice for leading that project. However, staff wishes to inform the City and receive <br />29 input to ensure members are comfortable with this firm working on behalf of the City on <br />30 one project and on behalf of the developer on the other. <br />31 <br />32 It was the consensus of the City Council to direct staff to continue to work with <br />33 Landform on a master plan for the County Road J/Hodgson Road area. The Council also <br />34 did express concern for the existing businesses. <br />35 <br />36 SCHWAN'S RELOCATION, MARY DIVINE <br />37 <br />38 Economic Development Assistant Divine advised Schwan's is considering relocating its <br />39 delivery service/warehouse currently on Lake Drive to the Marshan Industrial Park, on a <br />40 site located between the Distribution Alternatives building and the elementary school. <br />41 <br />42 Economic Development Assistant Divine stated the initial building will be 10-15,000 sq. <br />43 ft. with expansion capacity up to 20,000 sq. ft. This facility will be a distribution depot to <br />44 residential customers, serving the north metro area. Products are delivered by semi <br />45 trailer, stored, and then loaded on Home Service Delivery Trucks. The site will need to <br />46 accommodate approximately 14 — 40 Home Service Delivery Trucks when fully <br />1111 <br />47 developed. Home deliveries take place between 7:30 am. and 9:30 pm. <br />
