As part of this approval, the developer was <br />required to meet all screening requirements of the zoning ordinance. The building is <br />significantly complete and after an inspection of the partially installed landscaping by <br />City staff this past week, it became apparent that the previously approved landscape plan <br />was going to fall short of meeting the screening requirement of 6 feet of screening <br />materials with an opacity of 80% at time of installation. <br />City staff met with representatives from Pomp's Tires to discuss this situation and as a <br />result the developer submitted a revised screening plan for the property. This revised <br />screening plan includes a cedar screening fence along the non-bermed portion of the <br />western property line. This is augmented with landscaping materials on the outside and <br />inside of the fence. On the berm the developer has added a hedgerow of 125 arborvitaes <br />measuring 3.5 feet in height. This revised plan clearly meets the letter and intent of the <br />screening requirements of the zoning ordinance. <br />1 <br />
