• <br />Stat Transportation <br />June 11, 2001 <br />Page 3 <br />Finding: Staff assumes that Stat Transportation will install new signage. All new <br />signs must comply with the City's Sign Ordinance and a separate permit is required. <br />7. Provisions shall be made to control and minimize noise, air and water pollution. <br />Finding: As with all commercial and industrial properties, this site will be required to <br />meet the performance standards for noise, air and water pollution. <br />8. All conditions pertaining to a specific site are subject to change when the Council, <br />upon investigation in relation to a formal request, finds that the general welfare or <br />public betterment can be served as well or better by modifying the conditions. <br />Finding: The City may review the conditions of this permit and require the applicant <br />to comply with any changes necessary to ensure the original intent of the permit as <br />well as the health, safety and general welfare of the community. <br />OPTIONS <br />1. Approval a conditional use permit to allow the operation of a truck freight transfer <br />service station on the property located at 416 Lilac Drive based on the findings <br />outlined in the June 11, 2001 City Council planning report and subject to the <br />conditions outlined by staff. <br />2. Deny a conditional use permit to allow the operation of a truck freight transfer <br />service station on the property located at 416 Lilac Drive based on findings of fact <br />from the Planning Commission. <br />3. Table the application and request more information. <br />RECOMMENDATION <br />Staff recommends approval of a conditional use permit to allow the operation of a Truck <br />Freight Transfer Service Station on the property located at 416 Lilac Drive. This <br />recommendation is based on the findings contained in this report and subject to the <br />conditions listed below. <br />1. All drainage plans are subject to the review and approval of the City Engineer. <br />2. The site's perimeter fence must comply with the performance standards outlined <br />in Section 3, Subdivision 4.S. <br />3. All signage must comply with the City Sign Ordinance. <br />4111 4. The applicant shall store all refuse materials inside the principal building or <br />provide a trash enclosure in conformance with the standards outline in Section 3, <br />Subdivision 4.G.c of the City Code. <br />
