The development is located in <br />the northwest quadrant of I -35E and CSAH 14/Main Street. It contains 12 parcels <br />totaling approximately 372 gross acres and consists of a residential mix of single family <br />lots and townhomes totaling 876 housing units. <br />In August of 2014 Mattamy Homes submitted an application for concept plan review. <br />Comments on the plan were provided by each of the city advisory boards as well as the <br />City Council. A summary of the board and council comments is attached. Comments <br />were generally supportive of the proposal. <br />Over the past 8 months staff has worked with Mattamy to address drainage and <br />transportation issues and refine the concept plan. The Park Board also began work with <br />the developer on the preliminary park design, a major component of the site <br />development. <br />At the May 13, 2015 meeting, Rick Packer of Mattamy Homes presented an overview of <br />the existing site conditions, layout considerations and proposed amenities, landscaping <br />and overall theme accents for the development. During discussion the Planning & <br />Zoning Board raised three primary issues which need to be clarified prior to moving <br />forward with a formal PUD application.
