WSB <br />t ,,,, <br />engineering planning• environmental, construction <br />Memorandum <br />To: Katie Larsen, City Planner <br />From: Jason Wedel, PE <br />Date: December 26, 2013 <br />Re: Saddle Club PUD <br />Plan Review <br />WSB Project No. 2029-63 <br />701 Xenia Avenue South <br />Suite 300 <br />Minneapolis, MN 55416 <br />Tel: 763-541-4800 <br />Fax: 763-541-1700 <br />We have completed a review of the revised grading and utility plans that were submitted for the <br />Saddle Club PUD in Lino Lakes, MN. <br />The following documents were provided for review: <br />• Revised preliminary grading and utility plans dated 12/13/13 by Plowe Engineering <br />Based on our review, we offer the following comments that should be addressed by the <br />applicant: <br />PROCEDURAL <br />1. Operation and Maintenance Agreement for stormwater management facilities will be <br />required. <br />2. The applicant must receive permits from other agencies prior to construction. Permits <br />needed include the MPCA's NPDES Construction Stormwater Permit and RCWD's <br />Stormwater Management and Erosion Control Permits. <br />GRADING PLAN <br />1. Emergency Overflow locations and elevations need to be added to the plans for all street <br />low points. <br />2. Identify the location of any existing on-site wells or septic systems. <br />3. The hold down details need to be added to the plans. <br />4.
