CITY OF LINO LAKES <br />RESOLUTION NO. 14-34 <br />APPROVING PRELIMINARY PLAT FOR TALAN RIDGE <br />WHEREAS, the City has received a land use application for Preliminary Plat for Talan Ridge <br />hereafter referred to as "Development"; and <br />WHEREAS, City staff has completed a review of the "Development" based on the revised plan <br />set dated February 4, 2014 prepared by Mattke Surveying & Engineering, Inc. and received by <br />the City on February 5, 2014; and <br />WHEREAS, a public hearing was held before the Planning & Zoning Board on February 12, <br />2014 and continued to the March 12, 2014 meeting and the Board recommended approval of the <br />"Development"; and <br />WHEREAS, the "Development" is in compliance with the City's Comprehensive Plan, Zoning <br />and Subdivision Ordinances and other land use controls as detailed in the Planning & Zoning <br />Staff Reports dated February 12, 2014 and March 12, 2014; and <br />WHEREAS, the regulations and performance standards of the zoning ordinance and R-1 Single <br />Family Residential District will be in effect unless otherwise stated in this resolution; and <br />WHEREAS, a land use application for Final Plat and a Development Contract shall be required. <br />NOW, THEREFORE BE IT RESOLVED by The City Council of The City of Lino Lakes <br />hereby approves the preliminary plat for Talan Ridge, subject to the following conditions being <br />met prior to approval of the final plat: <br />1. All comments from the City Engineer letter dated March 5, 2014 shall be addressed. <br />2. All comments from Environmental Coordinator letter dated February 3, 2014 shall be <br />addressed. <br />3. Approval or Conditional Approval Pending Receipt of Changes (CAPROC) from Rice <br />Creek Watershed District shall be required. <br />4. A Land Use Application for fmal plat shall be submitted by the developer. <br />5. A Development Contract shall be drafted by the City, executed by the City and the <br />developer and recorded with Anoka County in conjunction with the final plat. <br />6. The final plat shall be resubmitted to Anoka County Surveyors Office for review after <br />City Council approval. <br />7. A wetland delineation shall be completed and approved by RCWD prior to any final <br />platting of the proposed Lot 2, Block 1 Talan Ridge. <br />8. The Developer shall provide the City and RCWD with an as -built grading plan prior to <br />issuance of any building permits. <br />9. Sheet 1 -Certificate of Survey: <br />a. Revision number and date shall be included. <br />10. Sheet 2 -Resources Inventory: <br />a. Revision number and date shall be included. <br />11. Sheet 3 -Preliminary Plat: <br />
