NorthPointe <br />Development Contract <br />June, 2014 <br />vii. Allowance for variation in garage building design standards of the R-2 <br />District requiring: <br />1. All single family dwellings shall have a minimum double garage. <br />2. All single family dwellings shall include a front porch that is <br />covered, unenclosed and a minimum of 6 feet in depth. <br />3. All single family dwelling and garage elevations shall include a <br />variation in exterior building materials such as brick, stone, rock <br />face, concrete block. wood, stucco, vinyl, steel, fiber cement and <br />aluminum siding. <br />4. Side or rear loaded garages are permitted. The elevation facing the <br />street shall require a minimum of one (1) window. <br />5. The garage doors shall incorporate architectural design features <br />such as decorative windows, panels, hinges. etc. <br />6. Garages in excess oftwo stalls shall be broken up so the additional <br />stalls are recessed from the n -lain garage facade. <br />7. Garage width does not exceed 32 feet. <br />c. The regulations and performance standards of the zoning ordinance and R-2 Two <br />Family Residential District will be in effect unless otherwise stated in this <br />resolution. <br />d. Outlot B of the approved Preliminary Plat shall be developed in a future phase as <br />follows: <br />i. Age -restricted (55+ years of age) multiple family dwelling consistent with <br />the regulations of the R-4, High Density Residential District. <br />ii. Underground parking for 50% of the required stalls. <br />iii. Density of 20 to 25 dwelling units per acre. <br />e. Future development of Outlot B of the approved Preliminary Plat shall require a <br />PUD Final Plan/Final Plat, Development Contract and Site Plan Review. <br />XIV. VIOLATIONS/BUILDING PERMITS <br />a. In the event that Developer violates any of the covenants and agreements <br />contained in this Development Contract and to be performed by the Developer, <br />the City, at its option, in addition to the rights and remedies as set out hereunder <br />may refuse to issue building permits and/or Certificate of Occupancies to any <br />property within the Subdivision until such time as such default has been corrected <br />to the satisfaction of the City. <br />XV.
