CITY OF LINO LAKES <br />RESOLUTION NO. 14-67 <br />APPROVING PRELIMINARY PLAT FOR ISABELL ESTATES <br />WHEREAS, the City has received a land use application for Preliminary Plat for Isabell Estates <br />hereafter referred to as "Development"; and <br />WHEREAS, City staff has completed a review of the "Development" based on the plan set <br />dated April 24, 2014 prepared by M&P Associates, Inc. and received by the City on May 12, <br />2014; and <br />WHEREAS, a public hearing was held before the Planning & Zoning Board on June 11, 2014 <br />meeting and the Board recommended approval of the "Development"; and <br />WHEREAS, the "Development" is in compliance with the City's Comprehensive Plan, Zoning <br />and Subdivision Ordinances and other land use controls as detailed in the Planning & Zoning <br />Staff Reports dated June 11, 2014; and <br />WHEREAS, Ordinance No. 07-14 to rezone the property from R, Rural to R-1, Single Family <br />Residential was approved by the City Council; and <br />WHEREAS, Resolution No. 14-66 to allow for variances was approved by the City Council; <br />and <br />WHEREAS, the regulations and performance standards of the zoning ordinance and R-1 Single <br />Family Residential District will be in effect unless otherwise stated in this resolution; and <br />WHEREAS, a land use application for Final Plat and a Development Contract shall be required. <br />NOW, THEREFORE BE IT RESOLVED by The City Council of The City of Lino Lakes <br />hereby approves the preliminary plat for Isabell Estates, subject to the following conditions being <br />met prior to approval of the final plat: <br />1. All comments from the City Engineer letter dated June 5, 2014 shall be addressed. <br />2. All comments from the Environmental Coordinator letter dated June 5, 2014 shall be <br />addressed. <br />3. The developer shall be responsible for grading the site, prepping the building pads and <br />constructing the storm water maintenance facilities. <br />4. The following executed documents are required to be approved by the City Council prior <br />to issuance of a Grading Permit: <br />a. Development Contract. <br />5. The following items shall be submitted to the City prior to issuance of a Grading Permit: <br />a. Revised plans based on staff comments. <br />b. Executed Declaration for Maintenance of Storm Water Facilities. <br />c. NPDES Permit, if required. <br />d. RCWD Permit, if required. <br />e. Securities and Escrows as detailed in the Development Contract. <br />1 <br />
