1 S` ding: F Publication: March 11 , 2014 <br /> 2° Reading: Effective: April 10, 2014 <br /> CITY OF LINO LAKES <br /> ORDINANCE NO. 01-14 <br /> ORDINANCE TO REZONE PROPERTY FROM R, RURAL AND R-1, SINGLE <br /> FAMILY RESIDENTIAL TO PUD-PLANNED UNIT DEVELOPMENT FOR <br /> SADDLE CLUB <br /> "The City Council of Lino Lakes ordains". <br /> Section 1 <br /> The City of Lino Lakes makes the following Findings of Fact: <br /> 1. The City received a Land Use Application to rezone certain property from R, <br /> Rural and R-1, Single Family Residential to PUD-Planned Unit Development. <br /> 2. The Planning and Zoning Board held a public hearing on November 13, 2013. <br /> 3. The proposed action has been considered in relation to the specific policies and <br /> provisions of and has been found to be consistent with the official City <br /> Comprehensive Plan. <br /> �.. 4. The proposed use is or will be compatible with present and future land uses of the <br /> area. <br /> 5. The proposed use conforms with all performance standards contained herein. <br /> 6. The proposed use can be accommodated with existing public services and will not <br /> overburden the City's service capacity. <br /> 7. Traffic generation by the proposed use is within capabilities of streets serving the <br /> property. <br /> 8. The rezoning meets the purpose and intent of the PUD-Planned Unit <br /> Development by preserving and enhancing the desirable site characteristics such <br /> as existing vegetation, natural topography and geologic features and by promoting <br /> an efficient use of land resulting in smaller networks of utilities and streets. <br /> Section 2 <br /> The Zoning Ordinance of the City of Lino Lakes is hereby amended to rezone the <br /> following described property from R, Rural and R-1, Single Family Residential to PUD- <br /> Planned Unit Development: <br /> The Southeast Quarter of the Southwest Quarter of Section 28, Township 31, Range 22, <br /> Anoka County, Minnesota, together with an easement for roadway purposes over the <br /> Northerly 60 feet of the Easterly 60 feet of the East 330 feet of the Southwest Quarter of <br /> the Southwest Quarter of Section 28, Township 31, Range 22 as contained in Document <br /> ' No. 144111. <br /> 1 <br />
