1st Reading: i <br />2.2 <br />2..0N p <br />Publication: S / 2.� Z.o I q <br />2°d Reading: 9 <br />11 <br />2.0 114 <br />Effective: 1ZS J zo l y <br />CITY OF LINO LAKES <br />ORDINANCE NO. 06-14 <br />ORDINANCE TO REZONE PROPERTY FROM R, RURAL TO PUD -PLANNED <br />UNIT DEVELOPMENT FOR CENTURY FARM NORTH <br />"The City Council of Lino Lakes ordains". <br />Section 1 <br />The City of Lino Lakes makes the following Findings of Fact: <br />1. The City received a Land Use Application to rezone certain property from R, <br />Rural to PUD -Planned Unit Development. <br />2. The Planning and Zoning Board held a public hearing on April 9, 2014 and <br />continued the public hearing to May 14, 2014. <br />3. The proposed action has been considered in relation to the specific policies and <br />provisions of and has been found to be consistent with the official City <br />Comprehensive Plan. <br />4. The proposed use is or will be compatible with present and future land uses of the <br />area. <br />5. The proposed use conforms with all performance standards. <br />6. The proposed use can be accommodated with existing public services and will not <br />overburden the City's service capacity. <br />7. Traffic generation by the proposed use is within capabilities of streets serving the <br />property. <br />8. The rezoning meets the purpose and intent of the original PUD Development <br />Stage Plan/Preliminary Plat for Century Farm North. <br />Section 2 <br />The Zoning Ordinance of the City of Lino Lakes is hereby amended to rezone the <br />following described property from R, Rural to PUD -Planned Unit Development: <br />That Part of the Southwest Quarter of the Northwest Quarter of Section 7, Township 31, <br />Range 22. <br />Beginning at the Northwest Corner of the Southwest Quarter of the Northwest Quarter of <br />Section 7, Township 31, Range 22, thence South along the West Line of Said Southwest <br />Quarter of the Northwest Quarter of Section 7, on an Assumed Bearing of SOO 2712"E a <br />Distance of 120 Feet; Thence N87 36' 19"E East a Distance of 360 Feet; Thence, <br />Parallel with Said West Line of The Southwest Quarter of the Northwest Quarter to a <br />
