5. The proposed use conforms with all performance standards contained herein. <br />The subdivision meets all zoning and subdivision ordinance requirements and <br />performance standards in regards to lot size, width and length with the approved <br />minor variances. <br />6. The proposed use can be accommodated with existing public services and will not <br />overburden the City's service capacity. <br />The current residence at 535 Lois Lane is connected to the public water and sanitary <br />sewer system. The three (3) new lots will be required to connect to public water and <br />sanitary sewer systems which is capable of handling three (3) single family homes. <br />7. Traffic generation by the proposed use is within capabilities of streets serving the <br />property. <br />Lois Lane and Arlo Lane are minor collector roads and are capable of handling one <br />(1) and two (2) additional single family homes, respectively. <br />Section 2 <br />The Zoning Ordinance of the City of Lino Lakes is hereby amended to rezone the <br />following described property from R, Rural to R-1, Single Family Residential: <br />Lot 3, Block 1, Mar Don Acres <br />Section 3 <br />The development shall conform to the plans, requirements, and conditions of approval as <br />listed in Resolution 14-67 and associated information. <br />Section 4 <br />This ordinance shall be in force and effect from and after its passage and publication <br />according to the Lino Lakes City Charter. <br />Adopted by the Lino Lakes City Council this 2 8 day of July . 2014. <br />The motion for the adoption of the foregoing ordinance was introduced by Council <br />Member Roeser and was duly seconded by Council MemberKusterman and <br />upon vote being taken thereon, the following voted in favor thereof: <br />Roeser, Kusterman, Rafferty, Stoesz, Reinert <br />L., <br />
