3. Side Yard. <br />a. Principal Building. Ten (10) feet. <br />b. Accessory Building. Five (5) feet. <br />c. Parking Lot. Five (5) feet. <br />4. Zero Lot Line. Side yard setback requirements shall not be applied to a common <br />wall of multi -family dwelling units. <br />5. From Low Density Residential. Principal buildings shall be a minimum of <br />thirty-five (35) feet from any land guided for low density residential. <br />(f) Buffer. Where a side or rear lot line abuts land guided for low density residential, a <br />collector street, or an arterial street a twenty (20) foot wide buffer shall be provided in accordance <br />with § 1007.043 (17). <br />(3) Impervious Surface Coverage Area. The impervious surface of the property shall not <br />exceed fifty percent (50%) in a Medium Density Residential land use area, or sixty-five percent <br />(65%) in a High Density Residential land use area. <br />(4) Building Design Standards. <br />(a) Floor Area. The minimum livable floor area for each multiple family dwelling unit <br />shall be seven hundred (700) square feet plus one hundred (100) additional square feet for each <br />bedroom. <br />(b) Utility Area. Dwellings with dedicated individual access shall be required to provide an <br />additional one hundred (100) square feet of floor area to house utilities, unless a basement is present. <br />Dwellings with shared access shall be required to provide adequate floor area within the building to <br />house utilities. <br />(c) All dwelling units shall have parking provided in accordance with § 1007.044 (6). <br />(d) All dwellings shall comply with the Design and Construction Standards of §1007.043 <br />(2). <br />(5) Height Regulations. No building shall be erected or structurally altered to exceed the <br />height of the greater of three stories or thirty-six (36) feet in height except as allowed by § 1007.043 <br />(3). <br />(6) Sanitary Sewer. No R-3 subdivision creating a lot of less than ten (10) acres shall be <br />permitted in this district without public sanitary sewer and water. <br />6-20 <br />
