15eFaLeti4 <br />: <br />1-I-Z3-2oo7 <br />&bl`ica1iail '.5 -ZZ -b7 <br />2`14 T?cazt <br />5 -114 -tool _ <br />E-f-Ekciive: (o -Z2 -o7 <br />Council Member Carlson moved for adoption of the following ordinance: <br />CITY OF LINO LAKES <br />ORDINANCE NO. 05-07 <br />APPROVING REZONING OF PROPERTY AT 554 LOIS LANE <br />FROM R (RURAL) TO R-1 (SINGLE FAMILY RESIDENTIAL) <br />(COX ESTATES) <br />The City Council of the City of Lino Lakes, Anoka County, Minnesota does ordain: <br />Section 1: Findings <br />The City Council makes the following findings regarding rezoning the property described below, <br />based on the factors listed in Section 2 of the Lino Lakes zoning ordinance: <br />1. The R-1 (Single Family Residential) zoning designation will allow single family <br />development in accordance with the Comprehensive Plan designation for the site of Low <br />Density Sewered Residential. <br />2. The surrounding area is similarly designated for Low Density Sewered Residential. <br />3. The proposed single family development has been reviewed and found to be conforming to <br />all applicable city standards. <br />4. The proposed development will be accommodated with existing public services and will not <br />overburden the City's service capacity. Municipal water and sanitary sewer are available to <br />the site and sufficient capacity exists. <br />5. Traffic generation by proposed uses will be required to be within capabilities of streets <br />serving the property. <br />Section 2 <br />The Zoning Ordinance of the City of Lino Lakes, Anoka County, Minnesota, passed by the City <br />Council on March 10, 2003 is hereby amended by rezoning from R (Rural) to R-1 (Single <br />Family Residential) the following property: <br />Lot 15, Block 3, Mar Don Acres (Subject to Easements as shown on the plat), <br />Anoka County, Minnesota <br />Section 3 <br />
