Apollo Landing, page 2 <br />CITY OF LINO LAKES <br />ORDINANCE NO. 01-05 <br />AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF LINO LAKES BY <br />REZONING CERTAIN REAL ESTATE FROM R, RURAL TO GB, GENERAL BUSINESS. <br />The City Council of the City of Lino Lakes, Anoka County, Minnesota does ordain: <br />SECTION 1. FINDINGS <br />The City Council makes the following findings regarding the application for rezoning the <br />property described below, based on the factors listed in Section 2, Subd.1E of the Lino Lakes <br />zoning ordinance: <br />1. The proposed action has been considered in relation to the specific policies and <br />provisions of and has been found to be consistent with the official City <br />Comprehensive Plan, as the site is guided for commercial. <br />2. The proposed use is or will be compatible with present and future land uses of the <br />area. The site is guided for commercial. Subject to the conditions of conditional use <br />permit approval the site is compatible with existing as well as future uses. <br />3. The proposed use conforms with all performance standards contained within the <br />city's zoning ordinance. <br />4. The proposed use can be accommodated with existing public services and will not <br />overburden the City's service capacity. Existing sanitary sewer and water services <br />are available to the site and will not overburden existing public services. <br />5. Traffic generation by the proposed use is within capabilities of streets serving the <br />property in conjunction with the public improvements proposed. <br />The Zoning Ordinance of the City of Lino Lakes, Anoka County, Minnesota, passed by the City <br />Council on March 10, 2003 is hereby amended by rezoning from R, Rural to GB, General Business <br />District pursuant to the provisions of the Zoning Ordinance of the City of Lino Lakes, the following <br />described real estate: <br />EXHIBIT A <br />SECTION 2. <br />As above amended, said Zoning Ordinance shall stand as initially passed and previously amended. <br />- 29 - <br />
