Cavegn Estates <br />Page <br />CITY OF LINO LAKES <br />ORDINANCE NO. 06-05 <br />AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF LINO LAKES <br />BY REZONING CERTAIN REAL ESTATE FROM R, RURAL TO R-1, SINGLE FAMILY <br />RESIDENTIAL. <br />The City Council of the City of Lino Lakes, Anoka County, Minnesota does ordain: <br />SECTION 1. FINDINGS <br />The City Council makes the following findings regarding the application for rezoning the <br />property described below, based on the factors listed in Section 2, Subd.1E of the Lino <br />Lakes zoning ordinance: <br />1. The proposed action has been considered in relation to the specific policies and provisions of and has been found to <br />be consistent with the official City Comprehensive Plan, as the site is guided for mixed use. <br />2. The proposed use is or will be compatible with present and future land uses of the area. The site is guided for low <br />density sewererd residential. Land in the area is already developed with single family dwellings, and a preliminary plat <br />for the development of the property with single family dwellings has been submitted for approval. <br />3. The proposed use conforms with all performance standards contained within the city's zoning ordinance. <br />4. The proposed use can be accommodated with existing public services and will not overburden the City's service <br />capacity. Existing sanitary sewer and water services are available to the site and will not overburden existing public <br />services. <br />5. Traffic generation by the proposed use is within capabilities of streets serving the property. <br />The Zoning Ordinance of the City of Lino Lakes, Anoka County, Minnesota, passed by the City <br />Council on March 10, 2003 is hereby amended by rezoning from R, Rural to R-1, Single Family <br />Residential District pursuant to the provisions of the Zoning Ordinance of the City of Lino Lakes, <br />the following described real estate: <br />Lot 1, Block 2, Mar Don Acres <br />SECTION 2. <br />As above amended, said Zoning Ordinance shall stand as initially passed and previously <br />amended. <br />- 7 9 - <br />
